            People move to Western North Carolina for a variety of reasons, including cool summers, mild winters, unrivaled natural beauty, lower cost of living, and less crowding. So it is with the residents of Connestee Falls.

            Connestee Falls is located a short six miles from Brevard, N.C. one of the friendliest cities in the U.S. Here, Connestee residents join their Brevard neighbors in the enjoyment of music by the students, faculty and guest artists at the nationally acclaimed Brevard Music Center. Nearby, Brevard College and Blue Ridge Community College offer a full range of continuing education programs on a year round basis. Choose from a curriculum of Appalachian arts and culture, music, language, physical fitness, wildflowers and an annual lecture series - or enjoy the performances of the Brevard College Orchestra or the Brevard College Jazz Band - both outstanding groups.

            COMMUNITY - All common property in Connestee Falls, including the lakes, clubhouse, golf course, tennis courts, swimming pool, hiking trails and road system, are owned by the Property Owners Association. All other property is privately owned. There is no developer associated with the property. There are over 1300 homes completed or under construction in the community. About half of the residents are year round. Most of the rest have second homes and spend their summers in N.C. and their winters in Florida or elsewhere. A few spend the mild winter here and the summer in Northern locations. Area builders of fine custom homes continue a variety of new construction in the community.

            REAL ESTATE - Lots and homes are available for sale with views of our golf course and lakes, and the beautiful Blue Ridge Mountains. New homes are available directly from builders. All property that is for sale, whether previously owned homes or building lots, is available on the resale market.             OVERNIGHT ACCOMMODATIONS – Connestee Falls is a private residential community. Time sharing is prohibited and there are no hotel facilities on the premises. A number of part-time residents, however, do make their homes or condos available for rent. Several motels are available in Brevard. The Brevard Chamber of Commerce, area real estate firms, or the Property Owners Association Administration Office will provide you with information and phone numbers.

            SHOPPING - Brevard has five supermarkets, Wal-Mart, K-Mart, Belks, Lowes and many specialty shops to provide the needs of residents. Large malls are available nearby in Asheville, Hendersonville, Greenville, and Spartanburg, with national chain stores.

            AIR TRANSPORTATION - Connestee Falls is within a one hour drive of either the Asheville, N.C. or the Greenville, S.C. airports. Commercial service is available through either.

            FINANCES - The community is in excellent financial condition. Revenue is generated from the assessments on developed and undeveloped property and from fees for the use of the golf and food and beverage facilities.

            RECREATION AND LEISURE TIME - The centerpiece of our recreation program is a 6,000 yard, par 72 golf course, designed by George W. Cobb. This challenging mountain course is kept in fine condition by a competent staff and is playable year round. A Wellness and Fitness Center, tennis courts and an outdoor heated swimming pool are available. Four lakes and an equal number of lake front parks provide picnicking, swimming, and fishing for trout, bass, and bream. Stocked and natural trout waters are in abundance throughout the County. Another community resource is the Overlook Dining Room. Breathtaking mountain and golf course views accent fine food served in a lovely room which is usually decorated with the art work or photographs done by Connestee residents. Clubs have been organized to provide something for almost every interest including instrumental/vocal music, bridge, mah-jongg, art, fishing, photography, quilting, and amateur theater, etc.

            VOLUNTEERING - We are blessed with a high degree of volunteerism by our residents and many functions that would in other communities be performed by staff, are handled on a volunteer basis by property owners. Included are such groups as the Social Committee, Judicial, and others. This results in a spirit of cooperation and self help among the property owners which assists in reducing operating costs and retaining low assessment rates.
